When we meet with a new customer, we seek to learn everything we can about their homebuying goals: where they’ve lived before, where they live now, and where they want to go.

Once your pre-approval is complete, we can talk about the available homes in your area of interest. Then, we can discuss an estimated payment (including taxes and insurance) that fits your budget, and how much you’d be comfortable with putting down on your home.

We’ll then set you up with a home search that will alert you as houses in your areas of interest come to market. When you find one you like, let’s take a look at it! If it still feels like your dream home after walking through it, the team at BHA will research comparable sales in the area to help determine the best offer price. Comparable sales will also help to provide an estimated payment amount and total funds due at closing.

Sometimes our clients only need to see 1 or 2 houses before finding something they like. Others need to see 30 or 40. Whatever it takes, we are committed from start to finish to helping our clients find their happy place!

Selling

When selling your home, there are many factors to take into consideration. Not every house is the same and we realize that neither is every seller! With that said, we focus on what is important to you when listing your house. You may be most concerned with your bottom line, a seamless process, or a solid plan for buying your next home. Our goal is to make everyone’s experience unique to their needs and wants.

Most Realtors walk in like they know your house better than you. That’s not us. While all good Realtors know the neighborhoods, they don’t know every house!

The first time we meet we’ll ask you to show us your house as if we were potential buyers. We make notes of important features and items that may need attention prior to listing the home for sale. We may also take preliminary pictures of noteworthy parts of your home. All of this information will allow us to pinpoint the best price point for your house.

At BHA, we have sources that can analyze your credit and recommend various changes that will have a positive impact on your credit scores. This could potentially help you qualify for a mortgage and/or provide you with a better more advantageous loan program. We will put you in contact with people that will take care of you and ensure your best possible outcome.

There are so many mortgage programs available that have specific qualifying criteria. We have access to many sources for these programs and willingness to do the extra work required, gives our customers the advantage. Each program has unique features and/or requirements, and it’s our job to consult with buyers on their options to help them make the decision that works best for them. MSDHA offers up to $10,000 down payment assistance for first time homebuyers, Rural Development offers a zero down program, VA loans are on our list of specialties as well as FHA with only 3.5% down. What is an earnest money deposit?

Earnest money is often described as a “good-faith deposit” from an interested buyer when buying a house. The amount can vary, usually 1–3% of the home’s purchase price. As the sale is pending, the earnest money is placed in a non interest baring escrow account by either the Title company or Real Estate Brokerage. These funds are credited back to the buyer at the closing to be used toward the down payment or closing costs.

What is the first step for buying a home?

First thing you need to do is get pre-approved for a mortgage. Talk to a reputable lender and have them run your credit and review your income to see what you can qualify to purchase. You don’t want to fall in love with a house and then find out it is way out of your budget. There is no sense even starting the process without getting pre-approved first.

How do I prepare my home before I sell it?

When preparing to sell your home, the first thing to do is make it presentable. Give your entire house a thorough cleaning and making small repairs. Things like patching holes in the wall, changing burned-out lightbulbs, and repairing broken appliances can make your place stand out. Painting is also a plus. There is a saying in real estate…paint is worth $30 a can or $3000 on the walls.

How long will it take to sell and close on my home?

On average, a house takes 45-60 days to sell and close. That includes 10-20 days on the market and 35 to 45 days for closing. Right now we are in a strong sellers market, in a buyers market where there are more houses to choose from it can take longer. The exact time it takes to sell a home depends on a few things, including: the time of year you are listing, conditions in your local housing market, the condition of your home, and how the buyer is financing.

When is the best time to sell a home?

Typically in the early spring to early fall is the prime time to sell but in recent years there has not been a “bad time” to sell. This has been caused by an extremely low inventory of available homes. In a more stable market or buyers market timing is more crucial.

Do I need a home inspection?

As a seller doing a pre-sale inspection is an option however it is not necessary unless required by your local municipality. Typically most offers will be subject to a private home inspection by the purchaser however there are benefits to having a pre-sale inspection done. Mainly being made aware of deficiencies and correct them prior to listing to make your house stand out above others.

How can a real estate agent help me sell a home?

Most Realtors have knowledge of what homes comparable to yours are selling for, either through the MLS (Multiple Listing Service) and/or personal experience from viewing your neighbors homes. A good Realtor will get your home priced competitively helping to maximize your offers and sell your home faster. Overpricing your home can eventually lead to getting less than if you would have priced it at a fair price to begin with. The biggest tool has to be the MLS which is puts your home in front of every licensed Realtor that are working with the buyers in your area.
